Spec Home vs. To-Be-Built: Which Is Right for You?
Two very different ways to buy new construction on the Georgia coast — and how to tell which one fits your timeline, budget, and appetite for decisions.

When buyers first walk into a model home, they usually don't know there are really two different products on the table: a spec home and a to-be-built home. Knowing the difference is the first step to a smart decision.
What a spec home is
A "spec" (speculative) home is one the builder started — or finished — before there was a buyer. It's either move-in ready or well along. You're buying something you can see and touch.
- Faster. You can close in weeks, not months.
- Fewer decisions. The finishes are already chosen.
- Easier to appraise and finance, because it's a real, standing house.
The trade-off: you take the home mostly as-is, and the best spec homes move quickly.
What a to-be-built home is
A to-be-built home is exactly what it sounds like — you choose a lot and a floor plan, then build. You get to make it yours, from the layout to the light fixtures.
- Your choices, down to the finishes and options.
- A brand-new everything, under full warranty.
- Time to plan your move around the build.
The trade-off: it takes months, the price can move as you add options, and you're making a lot of decisions.
How I help either way

I work only for you — at no cost to you — so you understand the contract, ask for the right incentives, and get independent inspections at the pre-drywall and final stages.
